What you'll need

When applying for a refinance loan, you’ll need to provide your lender with documents that verify your employment, credit, and overall financial situation. If you’re applying with a co-borrower, such as a spouse, they will need to provide the same documentation. Be prepared to provide the following:

  • W-2s (for the last 2 years)
  • Pay stubs (covering most recent 30 days)
  • Bank statements for all financial accounts, including investments (for the last 2 months, all pages)
  • If self-employed, a copy of 2 years tax returns and your most recent quarterly or year-to-date profit/loss statement
  • Most recent monthly statement for any mortgage, home equity loan or line of credit you hold on your home

Your lender may request additional documents depending on your situation and the type of mortgage you’re applying for. Expect to provide details about your employment and financial history, and with your permission, your lender will also run a credit report as part of the process.

Take your time to complete the application thoroughly and accurately. Failing to disclose credit issues or withholding requested documents can delay the process and may even prevent mortgage approval, so it’s in your best interest to be fully transparent about your finances.
